The location is within the National Park of the Apuan Alps and thus provides for a beautiful natural setting just outside your window.

Ground Floor - Terracotta tiled sitting room, dining room and study area opened up with arches make a beautiful, very spacious living area with a large working stone fireplace. The living room couch also folds out as a large, double bed. Doors open to the garden and patio, covered by a pergola of wisteria. The kitchen is large, fully-equipped and also terracotta tiled. There is a shower room with WC off the study area.

First floor - Three double bedrooms. One bedroom opens on to a large terrace with exquisite views of the valley and surrounding mountainsides. There is a newly fitted bathroom. Double doors lead from the landing area to a self-contained area featuring a sitting room, kitchen, bedroom and bathroom.

Outside - Set in the garden is a wood-burning oven that can be used for outdoor cooking possibilities. Dining can also be set-up under the pergola on the garden patio.

General - The house has a television, music system, laundry facilities and a central heating system (for winter).

Surrounding area - The house is located within a small, peaceful settlement of 6 houses, it is the last property in the hamlet, set apart from the others. It commands a 270-degree view of surrounding hillsides and overlooks the valley. It receives sun all day. There is a garage on the side of the road, the house is a two-minute walk from the road-side. The property is located halfway up a mountain road, connecting the region of Lunigiana and Reggio Emilia; it is surrounded by hills on all sides, set within the Apuan Alps mountain range (National Park).

Activities - Beautiful hiking or mountain biking is possible directly from the house. 20min. above the property, located in a mountain pass, is a mountain resort with skiing in the winter season and hiking, mountain biking and horse-back riding options in the summer called Cerreto Laghi.

The Lunigiana region is renown for many castles, charming small villages and agro-tourism. The sea-side is 40 minutes away; popular beach area of Viareggio is about 1 hour away; picturesque Cinque Terre National Park is also 1 hour away; this provides for stunning seaside walks from village to village and excellent food!
Florence and the classic Tuscan wine regions are approximately 1 ½ to 2 hours to the south.

Rental Information and Cost:

Castelletto 25 rents for $1200 in the high season (July and August) and $1000 the rest of the year. In winter, heating is charged extra, and the amount is determined by usage. This property requires a $400 security deposit. Payment may be made in Dollars or Euros.
